RRIC Construction Services for 2026 Offseason Work – Bid Package 1

Supply Hub, Backstage Access Gate, and North & South Stage Tower Stair Refurbishment General Statement of Work - Supply Hub: - The Supply Hub Building is a new approximately 248-square-foot accessory storage facility adjacent to the existing Red Rocks Visitor Center designed by Studiotrope Design Collective. The scope of work includes site preparation and selective demolition; construction of reinforced concrete foundations, CMU masonry walls, structural steel framing, and metal roof deck; installation of a green roof system with integrated irrigation and native plantings; and full integration of architectural, structural, civil, landscape, mechanical, plumbing, electrical, and technology systems. The project is designed as a Type IIA, fully sprinklered structure supporting Assembly (A-2) occupancy with accessory storage (S-1), and incorporates durable exterior materials, ADA-compliant design, and modern building systems including lighting, ventilation, and access control. Work must be carefully coordinated with existing site utilities and operations, as the facility will remain open to the public throughout construction. Bidders are responsible for providing all labor, materials, equipment, and supervision necessary to complete the project in accordance with the IFC Documents, and all applicable codes and regulations. - Backstage Access Gate: - Designed by Short Elliot Hendrickson, Inc., the Backstage Access Gate project consists of demolition of existing gate infrastructure and asphalt improvements, followed by installation of a new controlled-access entry system including traffic barrier arms, gate access control equipment, RFID/badge reader systems, and associated electrical infrastructure. The work includes construction of concrete foundations and pads, installation of steel bollards and posts, curb and gutter modifications, and coordination with existing site features such as utilities, drainage structures, and adjacent facilities. Electrical scope includes new equipment, backup battery panels, conduit, and integration with existing power and communications systems to support automated gate operations. The project requires careful site coordination, traffic control, and maintenance of operations within an active Red Rocks Amphitheatre environment. Bidders shall provide all labor, materials, equipment, and supervision necessary to complete the work in accordance with the IFC Documents, and all applicable federal, state, and local regulations and permitting requirements. - North & South Tower Stair Refurbishment: - Designed by Short Elliott Hendrickson, Inc., the Red Rocks Amphitheatre North & South Tower Stair Replacement Project consists of demolition of existing stair systems and installation of new structural steel stairs, landings, railings, and guardrails serving the stage and backstage areas of Red Rocks Amphitheatre. Work includes replacement of stair stringers, treads, platforms, and support steel; restoration of select existing railings and gates; concrete repairs; application of protective coatings and waterproofing systems; and installation of slip-resistant finishes on all new walking surfaces. The project also includes limited electrical work associated with removal and replacement of existing handrail lighting, new conduit and junction boxes, and coordination with existing electrical systems. As the work occurs within a designated historic landmark, contractors shall preserve existing stair geometry, protect historic features and exposed rock formations, and coordinate construction activities to minimize impacts to ongoing amphitheater operations. Bidders shall provide all labor, materials, equipment, supervision, permits, and incidentals necessary to complete the work in accordance with the 100% Construction Documents and all applicable federal, state, and local requirements.
